Frequently Asked Questions

Can I Change or Cancel My Booking Because of Coronavirus?

Flexible bookings can be changed and cancelled if you do so a set number of days before check-in, as advised on your Booking Confirmation email, which you can do yourself via Booking.com or the website you booked through, or by contacting us for any direct bookings or if you have any problems doing it yourself.

Discounted non-changeable non-refundable bookings are still available and we ask you to book these carefully and only if you are happy to pay for your stay in any event.

Should you not be able to stay with us at the last minute due to Lockdown, or Coronavirus or Self-Isolation and can send us some proof (eg. an NHS Test & Trace email) then we are happy to offer you a credit note for any booking with us.  See our Coronavirus Cancellation Policy for full details.

Can I book a Saturday Night Only?

Sorry no, not usually.  We have a 2 night minimum stay if you’d like to include a Saturday night.

Why do you have a 2 night minimum stay

Saturday nights are really popular in Brighton, so to help manage demand we require guests to stay 2 nights, either Friday and Saturday or Saturday and Sunday.

What if I depart early?

If after checking in you decide to leave earlier than planned we are unfortunately not able to refund any unused nights of your booking.

Are all your bedrooms ensuite?

Yes, all rooms have a private ensuite with shower and WC, including all our single rooms.  All our ensuites have a rainfall shower, illuminated mirror, make-up mirror, shaver point, lighting to suit your mood and come with fluffly towels and a selection of complimentary toiletries.

Do you have accessible rooms? / Do you have any ground floor rooms?

Unfortunately we do not have any bedrooms on the ground floor – all our guest bedrooms are located on the first, second or third floors, which are accessed by stairs (approx.. 20 stairs per floor).  We are a grade 2 listed Georgian townhouse built in the 1830s and regret therefore that we may not be suitable for some guests with mobility issues.

Do you have a lift?  Can you help with baggage?

Unfortunately we do not have a lift and all our bedrooms are located on the first, second or third floors, accessed by stairs.  If you would prefer a room on a lower or higher floor, please let us know and we will do our best to accommodate your request.  If you require assistance with your luggage, please just let us know and we’ll be happy to help.

Do you have any twin bedded rooms?

No, unfortunately we do not have any twin rooms with two single beds, however we are happy to offer two single rooms at competitive prices.  Please contact us to enquire.

Do you have any family rooms? / Do you have any interconnecting rooms?

Sorry no, we only have doubles, kings and singles.  However we’re a small building with only 3 rooms on each floor, so can usually offer two rooms right next door to one another, which may be suitable for families.

Alternatively, our King Deluxe rooms are spacious enough for us to add a roll out bed on the floor suitable for teenagers (up to the age of 18 years old).  This paid for service is subject to availability and must be requested and confirmed by us in writing in advance.  Please contact us if you’d like to purchase this service.

What types of rooms do you have?

We have 11 rooms in total - 3 King Deluxe Ensuite rooms, 3 Double Deluxe Ensuite rooms, 1 Small Double Deluxe Ensuite room and 4 Single Deluxe Ensuite Rooms.

What’s the difference between your room types?

King rooms are larger and more spacious (17.5 sqm), at the front of the building with oblique sea views, ie. looking down the road to the sea (approx. 100m away).  King rooms have handmade English furniture, including a king sized bed (150cm wide x 200cm tall) and have a seating area in the bay window for you to enjoy the view.  King rooms also have a larger ensuite, with a two person shower.

Double rooms are still a good sized double room (13 sqm), with views over our courtyard garden at the back of the house.  They have a double bed (135cm wide x 190cm tall) and an ensuite shower room.

Our small double room is a great value, compact option (10m sqm) for 2 people, offering a double bed, accessible on all 3 sides, but with not much more space in the room.  It’s competitive priced, with a private ensuite and luggage may be stored under the bed and still offers all the same deluxe facilities as our other rooms.  A great value option if you just want a place to sleep for a couple of nights.

Single rooms are compact (7 sqm) but with high ceilings and large bright windows giving a sense of air and space.  All our single rooms have private ensuites and the same deluxe facilities as all our other rooms.

What does Deluxe mean?

All our rooms include the following amenities and features, which we believe make them a cut above some other accommodation options:

- Free WiFi

- Modern TVs with great range of entertainment services (see below)

- Complimentary hot drinks and snacks tray

- Nespresso coffee machine

- Fridge

- Hairdryer, Fan, Make-Up Mirror, Illuminated Shaving Mirror

Which rooms have sea views?  What do you mean by Oblique Sea Views?

Our kings rooms have oblique views to the sea, ie. looking down the road to the sea (approx. 100m away).

Do you offer quiet rooms?

We’re located in a quiet side street, just off the sea front and so are a few minutes walk away from the the centre of town, which can be noisy at times, especially at weekends.  Guests with us usually get a peaceful nights sleep in all our bedrooms, but if you require a particularly quiet room, opt for one of our Double Deluxe Ensuites, which are located at the back of the house, overlooking our quiet courtyard garden.

Is Smoking allowed?

Smoking is not allowed anywhere in the building and all our rooms are fitted with smoking detectors.  Our quiet courtyard garden at the back of the house on the ground floor is available for smokers 24 hours a day and evenly gently illuminated at night.

Do you have wifi?

Yes, we have free wifi in all bedrooms and throughout the house.

Do you have Hairdryers?  Can I use an Iron?

Yes, all our rooms have a hairdryer, plus also a mini ironing board and we have an iron available for you to borrow.  Please just ask us at check-in or at breakfast.

Do you have Tea and Coffee making facilities?  Do you have Fridges?

Yes, all our rooms have a complimentary hot drinks tray with a selelction of premium teas and coffees, plus also some biscuits and chocolate, as well as a Nespresso coffee machine.  All our rooms have a silent miniature fridge, with a complimentary water and soft drink.

Do I need to bring Shampoo, Shower Gel, Soap and Towels?

All our ensuites have complimentary shampoo, shower gel, soap and fluffly white towels.

What in-room entertainment facilities do you have?

All rooms have a smartTVs, connected to the internet, with a full range of freeview channels and catchup services (BBC iPlayer, ITV Hub, All4, Demand 5, etc).  If you subscribe to Netflix you are able to access your account through the TV, plus all have a small selection of foreign language TV channels (German, French, Spanish, etc).  We also have a complementary DVD Movie Library, with over 700 films, from some of the latest blockbusters, to thrillers, action, fantasy & sci-fi and dramas, romance, comedy, family & kids movies to some specialist LGBT and foreign language films, as well as some box sets of great TV shows new and old.

Do you have a Safe?

Yes, all our rooms have a security deposit safe, large enough for most laptops, which you are able to use free of charge.

Do you cater for children?

We are happy to accommodate well behaved children.

Can you provide cots and baby chairs?

No sorry, we do not have cots or baby chairs, but you are welcome to bring your own.

Can you add extra beds into rooms?

Only our King Deluxe rooms are large enough to add an extra bed, which will be a roll out bed on the floor, and is only suitable for teenagers up to the age of 18 when accompanied by their parents.  This paid for service must be booked with and confirmed by us in advance.  Please contact us directly if you would like to purchase this service.  This service is not available if you book a Double or Single room.

Do you cater for pets?

Sorry no, with the except assistance dogs.

What’s time is check-in?  Can I check in early?

We offer check-in by appointment, from 2pm until 8pm, however if you arrive in Brighton earlier than this, you are welcome to come directly to us to leave your bags, park your car, etc and whilst we can’t promise, if your room does happen to be ready sooner you will be able to check-in early.  Once you've checked-in, you will have 24 hour access to come and go, or stay in your room, as you please. 

If you are arriving early in the morning and would like to guarantee your room is ready as soon as you arrive, please book your room starting the evening before and let us know of your arrival time.

What if I can’t check-in until later than this?

If you advise us in advance that you unable to check-in before 8pm, you may be able to check-in later using our Self-Service Check-In system, however we can only use this for one arrival each day and operate this on a first come first served basis.  We will leave your key card, plus any parking vouchers/map you have requested, in a key box just outside the front door and will email you the code & simple instructions to get in on the morning of your arrival day.

I’m running late on my day of check in, what shall I do?

If you are going to be arriving significantly later than you’ve advised, please let us know as soon as you can.  If you are going to be delayed past 8pm, you should let us know as soon as possible and we will try to help as best we can, usually by setting up a self-service check-in for you, but cannot guarantee that this will be possible, as someone else may have already booked the self-service check-in facility that night.  If you do not arrive by 8pm on the day of arrival and you have not been in touch to discuss check-in arrangements with us, we will assume that you do not require your booking, which will be cancelled in full and you will not be able to stay with us.

Why do you ask for my arrival time?  What is Check-In by Appointment?

We do not have a permanently staffed reception desk, so to ensure we are here when you arrive, we ask that you let us know your approximate time of check-in in advance.  If on the day of arrival your arrival time changes, please let us know. If you arrive without advising us of your check-in time, it is possible you may be delayed getting in.

What time is check out?

By 11am on your day of departure.  If you need to leave early in the morning, that's no problem, please just let us know and you can leave your key card on the reception desk.  If you are leaving before our breakfast starts, we are happy to provide a Continental Breakfast Tray in the fridge in your room - please just let us know you would like this before midday the day before you depart.

Can I arrange a late check out? Can you look after my baggage on our final day?

Whilst we will be as flexible as we can be, as a small property it’s usually not possible to offer a late check out, however we are generally able to offer to store your bags on your day of departure, so that you can make the most of your last day in Brighton.  If you would like to keep your room for the day of your departure, please book an extra night.

Where can I park?  Do you have a car park?  How much is parking?

Yes, we can help with parking, so please don't worry about coming by car.  Like most hotels in Brighton, we do not have our own car park, and parking restrictions apply from 9am until 8pm, 7 days a week.  We do however sell parking vouchers costing £10 GBP per 24 hours, which enable you to park in residents parking bays in the streets around the hotel (Zone C).  When you arrive, unless you find a parking space in our street, please stop right outside the hotel to unload your bags and check-in, and we'll then assist you to find a parking space as close as possible to us, which will usually be within 2-4 minutes walk.  See full details of parking here >

Is there any Disabled parking?

Blue Badge holders can park for free in designated Disabled Parking Bays in streets throughout Brighton and Hove.  There are two such bays in our street and several more in neighbouring steets.  Please note in Brighton and Hove Blue Badge Holders are not permitted to park in residents parking bays.

Getting here from Brighton Station

The quickest and easiest way to get to us from the station is by taxi, which takes around 5 minutes and should cost around £6-7GBP.  Taxis are usually available at the front of the station.

Or you can catch several buses, the best of which is No 7, from just outside the station, which will drop you at Upper Rock Gardens, just a couple of minutes walk away from us.  The fair is around £2, which can be paid in cash on the bus, or using a smartphone app available via www.buses.co.uk

Alternatively, we are a pleasant 20-25 minute stroll across town.

Getting here from Gatwick Airport

Trains depart directly from Gatwick airport to Brighton, approximately every 30 minutes and take approximately 30 minutes.  Train times & tickets >  When you arrive at Brighton station it's best to take a taxi to us (approx. 5 minutes, cost approx. £6-7 GBP).  Alternatively you can take a coach, which may cost less, but take longer to arrive.  Coach times & tickets >

Getting here from Heathrow, Stansted or Luton airports

The best way is by train into London, then underground to Victoria Train Station, then take a train to Brighton, which depart approximately every 30 minutes and take approximately 60 minutes.  Train times & tickets >  When you arrive at Brighton station it's best to take a taxi to us (approx. 5 minutes, cost approx. £6-7 GBP).  Alternatively you can take a coach, which is likely to cost less and may go direct to Brighton, but the journey may take longer.  Coach times & tickets >

How far are you from town?

We’re about 2 minutes walk to the start of the shops, bars, and restaurants and about 10 minutes walk into the centre of town.

Are there places to eat and drink nearby?

Yes, there’s a good selection of restaurants, bars and pubs within a few minutes walk, some of which on St James’s Street are open until late at night.

Do you cater for business travellers?

Yes, we offer flexible rates with free cancellation up to midday the day before arrival, and with the options of a late check in and early breakfast for business travellers.  These premium rates are only available via our website, just use the voucher code BUSINESS FLEXIBLE.

What facilities do you have for business people?

We have good strength, free wifi in all rooms and throughout the hotel, plus our Double Deluxe Ensuite and Single Deluxe Ensuite rooms have a compact workspace desk, USB chargers and laptop safe.  Our King Deluxe Ensuite rooms do not have a workspace desk, but do have a small table in the seating area, which some business travellers also use to work at.

How far are you from the Brighton Centre or the Brighton Dome?

Most conferences and exhibitions take place at the Brighton Centre, which is a pleasant 10-15 minute walk from us along the seafront, past the pier.  Some events take place at other locations throughout the city, such as the Brighton Dome, which is a pleasant 10 minute walk away, just behind the Royal Pavilion.

Can I get corporate rates for my company?

Yes, we are happy to negotiate corporate deals, offering you discounts flexibility in exchange for an small annual commitment of room nights.  Please contact us with your requirements to discuss.

Do you have a group booking policy?

Yes, any booking of 4 or more rooms is treated as a Group Booking and the following policies regarding payment and cancellation apply, regardless of the rate booked online, or whether the bookings are made together or individually.

20% of the total booking value is required at the time of booking in order to confirm the reservation, a further 50% of the total booking value must be paid at least 30 days before check-in, and the final 30% of the total booking value must be paid at least 7 days before check-in.  The initial 20% deposit payment is changeable and refundable until 30 days before check-in, when next payment is due and after which the booking and all payments become non refundable and non changeable.  All payments must be made on time in order to maintain the booking.

What counts as a group?

Any booking of four rooms or more is classed a group booking, regardless of whether made in one booking or recognised as being part of smaller separate bookings. 

Why do you have this policy?

We are a small guest house with only 11 rooms, so the impact of a large booking cancelling at short notice would be significant.  Our Group Booking policy is designed to offer as much flexibility to groups as we can give, whilst also giving us the protection we need.  Please contact us to discuss if you have any particular group booking requirements.

Can you accommodate stag & hen parties?

No, sorry, we are unsuitable for stag and hen groups.

Do you have a curfew?  Do I need to be in by a certain time?

No, once checked in you can come and go whenever you like, 24 hours a day.  Obviously we request that if you are coming in late at night that you do so quietly in order to respect other guests’ who may be sleeping.

Do I need to get out of my room during the day?

No, once checked in you can stay in your room as long as you like, all day if you wish.

Do you have wifi?

Yes, we have good strength wifi in all rooms and throughout the building with no extra charge.

Is there a gym nearby?

Yes, we have a great gym, called The Gym, just 5 minutes walk from us, opposite the pier, which is open 24 hours a day, 365 days a year.  The gym has a great selection of machines and weights, plus a few classes, but no pool, sauna or steam.  Day passes cost around £5 per day.  Buy day passes here >

Swimming options?

There are several options for swimming, number one of which is the sea!  Alternatively there are 2 indoor, heated pools within 10 minutes walk:- Prince Regent Swimming Complex, Church St; St Luke's Swimming Pool, St Luke's Terrace. Entries cost around £5.

Is breakfast included?

Breakfast is included in some rates booked.  Please check the rate terms before booking.  If breakfast is not included in the rate you have booked, you may purchase breakfast with us for £10 per person.

What time is breakfast?

Our usual breakfast times are:- Weekdays (Monday to Friday mornings) 8am until 9am, Weekends (Saturday and Sunday mornings) and Bank Holidays 8.30am until 10am.

What if I need to leave before breakfast starts?

If you tell us in advance we are able to provide a Continental Breakfast Tray in your room the evening before, so that you can grab and bite to eat and make a hot drink whatever time you need to get going.  Just let us know before midday the day before.

Do you cater for vegetarians?  Vegans?  Glutose Free?  Lactose Free?  Other dietary requirements and allergies?

Yes, we are happy to cater for most dietary requirements and generally have most things in stock, but do ask that you let us know before your arrival if you have any particular dietary requirements.

Are there late night places to eat nearby?

Yes, there are lots of restaurants and eateries within a few minutes walk of us which are open all evening, and some on St James’s Street even late into the night.  Please contact us for options if you require.
